You file with an ITIN and have two years of returns
This is the simplest ITIN mortgage we see. Two years of tax returns, steady work and a documented down payment. If you have filed every year you are further along than you think.
You are on an H-1B and your credit is short
An H-1B holder may have three years of income here and a short credit history. Many H-1B buyers qualify on normal programs once the file is put together properly.
You pay every bill but have no credit score
No cards, no car loan, nothing reporting. That is not bad credit, it is no credit. Alternative credit builds a file from rent, utilities and phone.
Your family is helping with the deposit
Gift funds are allowed and can cover much of the down payment. We need a signed letter saying the gift funds are not a loan, plus a clear trail from their account to yours.
You live abroad and want US property
A foreign national loan funds a purchase for a non resident. Expect a down payment of 25% to 30%. A foreign national loan needs no US tax returns at all.
You have already been told no
Often more than once, and often without anyone reading your finances. A non QM loan lender sets its own rules, so that answer reflects their systems, not your file.

Here is what a lender will ask an ITIN mortgage borrower to produce.
Your ITIN paperwork
A valid Individual Taxpayer Identification Number letter or card, plus photo identification from your government.
Two years of returns
Tax returns filed under your Individual Taxpayer Identification Number, with income backed by pay stubs or bank statements. An H-1B holder shows the same.
Your deposit
A down payment from 10% to 20%. Gift funds from family are accepted toward it.
A credit record
A score, or alternative credit built from rent, utilities, phone, insurance and school fees. Rent is the strongest line of all.
Where the money came from
Every lender documents the source of funds for a deposit. That is standard on a foreign national loan and on every other mortgage.
Money needs a paper trail. Savings in a bank account is simple. Cash paid in days before closing is not. Move it into an account now. Sixty days of clean statements answers a source of funds question before anyone asks.
Where you work for yourself, the file can run on bank statements or a profit and loss sheet instead of tax returns.
A bank has one answer. We have several.

Do I need a Social Security number?
No. An ITIN mortgage is built for people who file with an Individual Taxpayer Identification Number instead.
How much down payment do I need?
A down payment of 10% to 20% on an ITIN mortgage. A foreign national loan for a non resident starts higher, around 25% to 30%.
What if I have no credit score?
Alternative credit from rent, utilities and other regular payments is accepted by the lenders who run these programs.
Can my family give me the money?
Yes. Gift funds work with a signed letter and a documented trail. Give money coming from overseas extra time.
Is the rate higher?
Yes, because a non QM loan is kept by the lender rather than sold. Many buyers refinance into a normal loan later, once they have US tax returns and a longer credit history.
