One application, every major loan type
The loan that wins in Arlington is rarely the one that wins in Frederick. Here is what buyers across the region use most.
Jumbo loans
Above $1,249,125 in the Washington metro, a jumbo loan takes over. Common in McLean, Great Falls, Bethesda and Potomac.

About ITIN mortgagesWhy us
Three jurisdictions. One team. Many lenders.
Rules change at the Potomac. Transfer taxes, first-time buyer programs and even loan limits differ between Virginia, Maryland and DC. As a licensed mortgage broker in Virginia, Maryland and DC, we handle all three from one office.
Licensed on both sides of the river
NMLS 179997 covers Virginia, Maryland and the District. A move from Arlington to Silver Spring does not mean a new lender.
County limits, checked on every file
We confirm the exact 2026 limit for your county before you tour, so you know where conforming ends and jumbo begins.
Eight languages, one loan officer
Spanish, Urdu, Punjabi, Hindi, Bangla, Farsi, Arabic and English. The person you call stays on your file.
No credit check to start
We ask how you earn first. Credit is pulled only when you decide to move forward.
Across the region
Prices spread wide across the DMV
The same metro holds very different markets. Zillow put the typical Vienna home near $1,176,798 in July 2026, while the typical Woodbridge home sat near $504,489 and the Virginia average near $418,375.
Loudoun County averaged $809,557 in June and Fairfax County $760,599 in August. Every one of these markets sits under the $1,249,125 Washington-metro limit, so most buyers can stay conforming. A mortgage broker in Virginia, Maryland and DC should show you where that line falls for your home.

Who we help
Which one sounds like you?
Most calls to our team start with one of these four, whichever side of the river the house is on.
"We have outgrown the townhouse, and every single-family home we like is over $900K."
That is a high-balance or jumbo question. We show you where your county's limit sits and what each side costs.
Conforming vs jumbo"I am on a work visa, and my parents want to help with the down payment."
Gift funds from family can work with the right paper trail. We explain it in Urdu, Hindi, Punjabi, Bangla or English.
Foreign national mortgages"My orders say Fort Meade, but my spouse works in Arlington."
We can compare a VA loan in Maryland against one in Virginia, then time the closing to your report date.
VA loans"I own my company, and my tax return shows almost nothing."
Your deposits tell the real story. Bank statement loans qualify you on what goes into the account.
Bank statement loansWhere rules differ
Virginia, Maryland and DC are not the same
Searching for a mortgage lender near me across state lines? Here is what changes when you cross the Potomac, and what our mortgage broker in Virginia, Maryland and DC team checks for you.
Virginia
State housing programs can help eligible first-time buyers, and Virginia exempts a qualifying 100 percent disabled veteran's home from real estate tax.
Virginia first-time buyer programsMaryland
The Maryland Mortgage Program has its own income and purchase price caps, and transfer and recordation taxes vary by county. We price them into your closing costs.
Maryland Mortgage ProgramWashington, DC
DC runs its own assistance for eligible first-time buyers, and condos make up much of the market. We check building approval early.

FAQ
Buyers across the region ask us
Which areas does SAI Mortgage serve?
We lend across Virginia, Maryland and Washington, DC. That includes 14 counties and county-level cities, from Fairfax and Loudoun to Montgomery, Prince George's and all of DC. Pick your county above to see local limits and market data.
Is the 2026 loan limit the same everywhere you lend?
No. Counties in the Washington metro area carry the 2026 one-unit ceiling of $1,249,125 for conforming and FHA loans. Counties outside the Washington metro, such as Howard and Anne Arundel in the Baltimore area, have their own limit, which we confirm on your file.
What is the difference between a mortgage broker and a bank?
A bank can only offer its own loans. A mortgage broker in Virginia, Maryland and DC like SAI sends one application to many lenders and brings the offers back to you in writing, so you can compare them side by side.
Are first-time buyer programs different in Maryland, Virginia and DC?
Yes. Each has its own programs and rules. We check which ones fit your income and county before you write an offer. Maryland buyers can start with our Maryland Mortgage Program guide.
Which languages do you speak?
Eight: English, Spanish, Urdu, Punjabi, Hindi, Bangla, Farsi and Arabic. The loan officer who speaks with you handles your file to closing.
Do I have to visit your office?
No. Most files across all three jurisdictions close by phone and secure document upload. You are welcome to visit our Vienna office any weekday from 9 AM to 6 PM.
